Business Purpose Loans in Tustin & Orange County: 8 Benefits
Updated October 4, 2026 · 7-minute read
Quick answer
A business purpose loan is private financing secured by real estate and used for an investment or business purpose, evaluated mainly on the property and its equity rather than on income or DTI. For Tustin and Orange County owners, the main benefits are a decision from the principal who underwrites the file, lite documentation, and the option to borrow in 1st, 2nd, or 3rd position without disturbing an existing loan.

It is a loan secured by real estate where the money goes to a business or investment use: buying a rental, renovating a flip, pulling equity from a commercial building, or raising working capital for a company. Many people call it "hard money."
What makes a loan business purpose is how the money is used, not who lives in the property. That is why Hanover Mortgage Company can arrange business purpose financing on an owner-occupied home when the proceeds go to a business or investment use. The purpose is stated in writing at application.
Hanover Mortgage Company is a private money mortgage company. It does not fund loans directly; capital comes from private trust deed investors, and the principal underwrites each loan in-house with custom loan documents ordered for the California property. For how the terms differ, see Hard Money vs. Private Money Loans in Orange County.
8 benefits of business purpose loans in Tustin & Orange County
1The property and equity drive the decision. Hanover Mortgage Company reviews a business purpose loan starting with the property: its value, existing liens, condition, and how the loan gets paid off, rather than income or DTI. That can help self-employed owners and investors with complex returns.
2One principal underwrites, with no loan committee. The person who reviews your deal is the person who makes the call, so you get a direct answer on what works and what would need to change.
3Lite documentation. Expect a purpose statement, entity or trust documents, leases for rentals, and a scope of work for renovations. Lite documentation loans may carry higher rates, points, or fees than fully documented loans.
4Properties outside standard guidelines, including broken construction. Homes that need work, stalled or mid-construction projects that need a completion loan, 5+ unit buildings, mixed-use, small commercial, and trust or probate properties are reviewed on the merits of the deal. See a broken construction loan arranged in Redondo Beach.
5Keep your low-rate 1st. A business purpose 2nd or 3rd lets you borrow against equity while your existing 1st stays in place. Hanover Mortgage Company arranges business purpose 1st, 2nd, and 3rds.
6Terms built around the plan. Every loan Hanover Mortgage Company arranges has a balloon payment. Custom loan documents mean the amortization, term, and balloon date are set deal by deal to fit the exit, whether that is a sale or a refinance.
7Entities and trusts can borrow. LLCs, corporations, partnerships, and trusts, including irrevocable trusts, are common borrowers. In the Huntington Beach case study, the borrower was an irrevocable trust.
8Private trust deed capital. Capital for each loan comes from private trust deed investors who evaluate the individual deal, not by a pooled program with fixed guidelines.

Are business purpose loans worth it? The trade-offs
- It usually costs more than bank financing. Run your numbers with the full cost included.
- Every loan has a balloon payment, so you need a clear exit: a sale, a refinance, or a stabilized property.
- You need real equity. The lower the loan-to-value, the stronger the file.
- It is not for personal use. Personal, family, or household spending falls outside a business purpose loan.
It tends to make sense when the opportunity is worth more than the cost of the money, or when bank financing is not available for the property. See our bridge loans and term loans.
How much you can borrow with a business purpose loan
On a business purpose 1st, Hanover Mortgage Company generally considers financing up to 70% loan-to-value (LTV) on 1–4 unit residential properties and up to 65% LTV on commercial properties. On a business purpose 2nd or 3rd, the combined loan-to-value (CLTV) of all loans on the property is generally capped at 65%. Land is evaluated case by case. Value is based on an independent appraisal of the property's current as-is value. These are general guidelines, and final terms depend on the property, existing liens, and the exit.
- Property: address, type, condition, and current liens
- Purpose: a short written statement of how the money will be used
- Exit: sale, refinance, or stabilization
- Title and borrower: clear title, plus entity or trust documents if applicable
