Hanover MC arranges an array of private mortgage loans for a multitude of purposes. We offer real estate loans on most types of properties ranging from $50,000 to over $2,500,000 throughout California.
We focus on loan scenarios that cannot be adequately handled by traditional lending sources either due to time constraints, deal complexity or the transitional nature of the asset. We step in where banks leave off, funding commercial, multi-family (apartments) and residential – business purpose, non-owner occupied, income producing 1-4 unit properties on purchase or refinance transactions.
We arrange financing for both cash-flowing, income-producing properties and for select transitional properties. We will consider completion dollars for unfinished construction projects that are at least 80%+ complete, SPEC financing for ground-up construction of stick-built & Modular as well as Fix & Flip/Hold financing.
We also provide solutions for real estate note holders to sell all of or a portion of their notes. Our approach to evaluating a note purchase considers a comprehensive range of risk attributes to generate an individualized price quote, making the note selling process quick, comfortable and affordable.

G. David Lapin serves as the President of and Broker of Record for Hanover Mortgage Company and manages and executes the strategic direction for the company. He holds a Real Estate Broker’s License from the State of California Bureau of Real Estate, and maintains a Nationwide Mortgage Licensing System (“NMLS”) MLO endorsement.
David is a contributor of articles to real estate and finance periodicals and a speaker on the topic of mortgage financing.
With a strong knowledge of real estate finance and having sat on all sides of the negotiating table, David understands the intricacies of real estate and mortgage transactions and has created the Hanover vision to serve Californians real estate financing and investment needs.
David lives in Orange County, California with his wife, Jo-Ann and their two children. He is an alumnus of California State University (Fullerton). He also earned an Associate of Arts degree in economics from Irvine Valley College and conducted a portion of his studies at the Sorbonne in Paris, France.

Jo-Ann is our client guru, building relationships is her specialty. With over 20 years of experience in real estate lending, business development and sales, Jo-Ann manages new and existing business relationships – procuring equity-investment opportunities, educating current and potential clients and referral partners about the firm’s products and services, and articulating the company’s ability to meet the clients’ lending and investment objectives, ensuring client retention and satisfaction, while building trust, confidence, loyalty, and goodwill.
Jo-Ann's strong work ethic extends to her commitment to community service. Volunteer work includes: ADL, Jewish Family Services of Orange County – Volunteer community services; Avon Breast Cancer – Early detection/Awareness; Selwin Segal Hostel (South Africa) – Teaching Mentally Handicapped Children dancing, arts and crafts, and the Joyful Foundation an organization that donates hand-made blankets to hospitals, cancer centers, and individuals receiving long-term medical treatments.
Jo-Ann was born and raised in South Africa. She immigrated to the United States with her family in the early 1990’s and established her roots in Orange County, CA, where she resides with her husband, David and their two children.
